Booking a private villa is different from booking a hotel room in general, especially regarding payment and cancellation. Please read and understand the following terms and conditions carefully.
Bali Good is an agent for property promotion and booking in this case premium villas. Every time a booker confirms a room/villa booking through Bali Good, the booker agrees to a “rental contract” for a specified period (villa rental period). The booker is asked to agree to these terms and conditions. The rental contract is effective from the time Bali Good confirms the room booking and sends an official booking confirmation to the booker.

  1. Payment : When the booker makes a room booking, the booker is required to provide a deposit according to the specified amount to the Company Account that oversees Bali Good Rental, namely PT Mitra Kerja Digital within 5 working days from the booking confirmation. If the booker does not make a deposit payment within 5 working days, Bali Good has the right to cancel the booker’s request. The following deposit payments apply to most villas. The rental payment can be made at check-in.

  2. Payment method : All rental prices are quoted in Rupiah, you can pay via the link in the Digital Invoice sent by our financial company partners (Midtrans and Paper.id), there are various digital payment platforms available there. Payments with debit cards, credit cards (Visa and MasterCard) are accepted via PayPal purchase invoice (Administration fee of US$ 1).

    Bank Transfer via overseas bank to our account will take 3 working days if the booker chooses to use this option, the booker must provide sufficient time before the payment deadline.

  3. Other costs : Electricity, water, cleaning services, and taxes (local) are included in the price of our villas. There are no other additional costs such as taxes, staff salaries and the like unless stated in the description of the related villa, booking confirmation or reservation voucher. If any of this information is unclear, then the latest information applies. In general, telephone, internet and provision fees are the responsibility of the booker. Tips for staff are normal but are entirely up to the booker’s wishes.

  4. Booking voucher : Booking details, villa address, villa manager contact number, pick-up details, and directions to the villa will be sent in the booking voucher when the booker has made full payment for the villa. This voucher must be included with the booker’s passport upon arrival.

  5. Check in / check out time : Standard check out and check in time are 12.00 pm and 03.00 pm unless otherwise specified. Bali Good together with the villa owner or representative will try to accommodate guests according to check in / out times depending on room availability. Please inform Bali Good if there are changes to the guest’s schedule for a smooth check in / out process.

  6. Security Deposit : Deposit can be paid directly to the owner or representative of the villa owner upon arrival. The amount of deposit required is stated in each villa description, however the villa owner reserves the right to make changes depending on the circumstances (case to case basis). Guests may not be allowed to enter the property if the security deposit is not paid in full. If the villa requires a cash deposit or requires a deposit outside the standard amount, Bali Good will inform the guest in advance of the amount and other relevant information. The security deposit will be refunded at the end of the stay period after deducting: All additional expenses for the guest (eg: Additional fees, service & staff, not paid directly by the guest, telephone and internet, if applicable) and the cost of repair or replacement if there is any loss or damage to items within the property that occurs during the guest’s stay. If the amount cannot be calculated before the guest leaves the property, the owner reserves the right to temporarily withhold the security deposit until the exact amount of the loss is known and return the remaining deposit to the guest concerned.

  7. Damage or loss : A rented villa is basically someone else’s property. Therefore, please keep the villa and the items inside it in good condition until the rental period ends. Any damage or loss that occurs while the guest is renting the villa, including if there are special repairs that must be done will be the responsibility of the guest concerned and will be charged to the guest and deducted from the security deposit provided. In the case of loss or serious damage during the rental period, the owner or representative of the villa owner may ask the guest including his/her invitees to leave the property without compensation or refund.

  8. Access : The villa and its facilities are fully available to the tenant. However, the owner, representative of the owner or staff may need access to the property from time to time (eg: For repairs to the property, garden, swimming pool, facilities or to provide additional services required by the tenant, etc.). Therefore, the tenant is asked to provide access for the purposes mentioned above.

  9. Number of guests : The number of guests (adults and children) staying must not exceed the maximum capacity of the property stated in the booking confirmation, unless confirmed in writing. Exceeding the specified number may invalidate the insurance of the villa in Bali. Access to the property may be denied or limited according to the number of guests agreed in advance. Bringing pets is prohibited unless agreed in writing in advance.

  10. Use of property : All bookings are assumed to be for holiday purposes only, and the tenant agrees that the use of the property / villa is for this purpose only unless otherwise agreed in writing. If the tenant plans to hold an event such as a wedding or party, involving many people / guests in the property, or if the tenant plans to use the villa for purposes other than holiday, please confirm in advance with Bali Good when booking the desired property, as special approval will be required. Please note that same-sex marriage is not permitted in Indonesia to avoid problems with the law in Indonesia and other disturbances. Depending on the type of event, additional fees or additional security deposits may be required, this will be informed to the tenant before confirming the booking. Please note that some properties are in residential areas and some require permission to hold certain events. Therefore, not all event requests can be granted as it is beyond the control of Bali Good / the owner.

  11. Conduct and due care : Our properties are generally located in quiet neighborhoods. Tenants are expected to respect the surrounding environment, and ensure that all guests and visitors to the villa behave appropriately. Illegal or immoral activities including gambling, prostitution, use of illegal drugs, possession or use of dangerous equipment, possession or use of firearms and other weapons are prohibited. Smoking is generally permitted unless otherwise stated on the booking confirmation/voucher. The tenant is responsible for the conduct of all guests during their stay, including their visitors during the stay. If one or more guests or visitors behave inappropriately, the owner or the owner’s representative has the full and absolute right to ask the tenant, their guests and visitors to leave the property immediately without compensation or refund. For safety reasons, please exercise caution when using the property, especially with children. Appropriate supervision must be provided in the pool area, beach or roadway, and when using all villa facilities.

  12. Valuables and security All valuables belonging to the tenant and property used on the property are the responsibility of the tenant. Bali Good, the owner or villa management will not be responsible for any damage or loss of the tenant’s property. The tenant is responsible for the property during the rental period, and must ensure that all windows and doors are securely locked when not on the villa grounds. Any behavior of the guest, or guest visitors that may void or reduce the property insurance policy and / or result in loss or damage is the responsibility of the guest. So please be careful with your valuables and please treat the property well during your stay

  13. Price fluctuation : When a guest’s booking is confirmed, the price received by the guest is guaranteed, even if Bali Good changes the price of the villa in question on the website after the booking confirmation. Conversely, no refunds will be given if there is a price fluctuation that can reduce the rental price of the villa. Bali Good reserves the right to impose taxes or other fees imposed by the government or other regulatory bodies, which are not known at the time of publication. Bali Good will notify the guest immediately if there are taxes or fees that will be charged to the guest’s booking. We ensure that you will have your own villa of choice in Bali at a fixed price.

  14. Cancellation : If the guest wants to cancel the booking, the guest must submit a cancellation request in writing to Bali Good. Any cancellation received by Bali Good will be handled in writing. We strongly recommend that guests and all their colleagues have travel cancellation insurance. Cancellation of bookings includes but is not limited to: Cancellation one or more days from the original booking: Change of booking so that the booking date is completely different from the original confirmation: Guest is unable to present required documentation upon arrival. (such as passport or other means of identification), and attempts by guests, their entourage or visitors to hold events at the Bali villa property in violation of these terms and conditions or in violation of any rules applicable to the property selected by the guest. In the event that a guest cancels a confirmed booking, the following cancellation fees generally apply:

    ** 50% of the total rental amount will be forfeited if cancellation is made between 30 days before the start of the rental period
    *** 100% of the total rental amount will be forfeited if cancellation is made between 1 and 7 days before the start of the rental period.
    **** No show: 100% of the total rental amount will be forfeited

  15. Changes / Amendments

    Bali Good will do its best to accommodate reasonable changes, but guests should keep in mind that some changes may not be possible. Please note that this amendment policy applies to regular booking periods. Special amendment provisions may apply for high / peak seasons and will be stated in the property description, booking confirmation or reservation voucher.If the information in any of these is inconsistent, the latest terms issued will apply. If Bali Good is unable to accommodate the guest for any reason (including property sale and force majeure) to provide the guest with the booked property, Bali Good reserves the right to move the guest and their party to an alternative villa of similar type and value, after consulting with the guest. If the alternative property is priced less than the original booking, the difference will be refunded to the guest. If the alternative property is priced higher than the original booking, the difference may be charged to the guest. However, after Bali Good’s efforts to accommodate the guest’s request, if no alternative of similar type and value is available and / or no agreement can be reached between the guest and Bali Good, then Bali Good or the guest may choose to cancel the booking. In such cases, Bali Good will refund all fees paid by the guest, without further compensation.

  16. Complaints : Every effort will be made to ensure that the guest has a pleasant stay. If the guest has any issues during the rental period, please inform the owner or the owner’s representative directly, who will attempt to resolve the issue. If the owner or the owner’s representative is unable to resolve the issue to the guest’s satisfaction, please contact Bali Good immediately. In order for guest complaints to be handled properly, guests should communicate any issues while they are still on site. If no complaints are reported during the rental period, Bali Good and the owner will assume that the guest is satisfied and no complaints after the stay are considered invalid.

  17. Supplies : Some accommodations (self-catering accommodation) require guests to provide all supplies and equipment necessary for their stay. The staff at the villa may accommodate reasonable requests to purchase certain supplies for the guest, and the cost of these purchases will be charged to the guest.

  18. Bali Good Liability
    The descriptions, ratings and/or rankings of the property and its surrounding areas published or provided by Bali Good to the guest are provided in good faith and in the belief that they are accurate based on the latest information received. However, Bali Good cannot be held responsible for any modifications to the property or inaccuracies. If Bali Good publishes or refers to a description, rating and/or ranking of a property, whether by Bali Good or by a third party, these ratings are for information purposes only and Bali Good will not be liable for any reliance placed on these ratings.

  19. Disclaimer
    Neither Bali Good, the owner nor the management of the villa accepts any responsibility or liability for: Bodily injury, illness, death, loss, damage, inconvenience or additional expense incurred by the guest, their party or visitors regardless of the cause; any vehicle or the contents of any vehicle used, hired or employed by the guest or their party during the rental period; the inability of a guest or member of the guest’s party to enter the premises of a private luxury villa property or remain on the property for all or part of the rental period as a result of failure to obtain appropriate travel documentation or visas, restrictions alan, change of itinerary. Failed flights, or travel connections; and/or delay or cancellation of bookings as a result of war, threat of war, riot or civil strife, strike, demonstration, terrorist activity (threatened or actual), natural disaster, fire, disease, weather conditions, action at an airport or port by government or public authorities, technical problems related to transportation and airport regulations caused by technical, mechanical or electrical breakdowns, or technical, structural, electrical, plumbing or other problems or difficulties with the property that make it unsafe or unusable, or any other circumstances that constitute ‘force majeure’ or acts of god, or other events beyond the control of the owner. In no case shall Bali Good, the owner or management of the villa or collectively be liable to make any payment or provide any refund or compensation in any amount above the total rental amount paid

  20. Jurisdiction
    This agreement shall be governed by Indonesian law. In the event of any controversy arising from the booking and rental of the property that cannot be resolved amicably between the parties, both parties agree to exclusively refer the matter to the Indonesian courts for resolution. By making a booking request, the guest agrees that these terms and conditions have been read, understood, and have been accepted and agreed to by the guest without reservation and without exception. If any of the conditions of this rental contract become or become or are deemed invalid, or if there is any omission from the terms and conditions, the remaining terms and conditions will remain valid and enforceable and cannot be challenged.
